Property appraised

Your property is comprehensively appraised and you receive expert guidance on both your property and the market.

Property marketed

Your property is marketed and advertised across a range of market leading property portals websites and using a range of marketing tools, to achieve maximum exposure to your market.

Accompanied viewings

Accompanied viewings are arranged with convenience in mind to suit tenant demands and needs, including on evenings and weekends.

Tenant screening

Tenants are fully screened to include credit and income checking, in depth referencing and ensuring guarantor security is in place where applicable.

Tenancy agreement

A Private Rented Tenancy agreement is drawn up, fully compliant with Scottish Housing Law and up to date with the recent changes to legislation, giving you total peace of mind.

Deposit collected

A damages deposit is registered with an approved tenancy deposit scheme on your behalf.

Inventory report

A detailed electronic inventory is conducted using the standards set by ARLA (Association of Residential Letting Agents) to include date-stamped photographs and tenant signatures.

Accompanied tenant check-in

The tenant check-in is organised and accompanied by ‘burgh to ensure the accuracy of the inventory report for all parties and in order to establish a successful tenancy from day one.

Payments collected

Your rent is collected monthly and you receive a clear, easy to understand monthly statement with copy invoices.

Ongoing Management

You benefit from property and tenancy management during the whole tenancy – this includes reacting to and managing any tenancy problems, maintenance and repairs as well as organising safety certification to keep you compliant.

Regular inspections

Regular and detailed inspections are carried out twice a year during tenancies and you are provided with a detailed report with pictures embedded.

24 hour call-out

Professional, tried and trusted contractors are appointed on a 24 hour call-out basis to handle maintenance requirements and emergencies.

Refurbishments & Repairs

If you want to embark on larger scale works for your property, such as refurbishment and insurance repairs, ‘burgh can project manage this for you.

HMO Management

‘burgh will also fully manage the HMO (houses in multiple occupancy) process encompassing the administration, inspection and a 24 hour on-call reactive service.
